As Amish Tolia said you were light on some stuff but conservative on others and overall if it’s in good shape has a chance to perform nicely, especially if you included the debt service from the HELOC.If stuff at these numbers is attractive to owner occupants as opposed to just investors then exit is much easier (and more profitable) and you have a few thousand in pay down to include in your overall return.

Playing poker there are signals sent to other players called "TELLS".Until you have control of a deal, don't talk, keep your cards close to yourself and mute your comments.It's nice to be friendly, but this doesn't help when you are trying to control a deal.You need to find the owner of this estate, who is it assessed to, where are they, has it been listed in the past, is it in tax sale.

Most CRMs will be able to perform basic capabilities (scheduling tasks, storing your database, etc.) and if that's all you need you have plenty of options.

A lot of the books and conferences are mostly "what is a note and why invest in notes" level info.I hate to say it but the best ways to get started are:- Get coaching / mentoring from someone- Do a JV and reverse engineer what the person is doing- Buy performing notes and start learning with something easy- Buy a cheaper NPN and learn by doingIf you have a specific question myself and several others here can probably answer it.

Always do a background/credit check, call their last two landlords, collect a security deposit, have a formal lease, call their employer to verify income and to get an idea of how they perform at work and be extremely clear in your standards.
