Thought about doing a STR on something like this but that would be a lot of upfront costs ex. furniture and decorating, plus more time dedicated to managing it and I am not sure if it would generate substantially more income than renting it out long term.

We are nervous that we won't get it rented out, but worse case we can take out the furniture and look for long term tenants. 

I don't mean garbage that all fits into individual garbage bins, I am talking about large packaging cartons, furniture, or other things that require a pickup.

Executive Stay Hotel Housing Equivalent (ballpark $70-150/night), long apartment would rent for about 50% or less of STR fees (however the fees also pay for utilities, basic consumables, and furniture deterioration).

I am building a hybrid hotel/apartment community with pool, gym, laundry, and outdoor courtyard on site...and located near hospitals, shopping, and transportation corridors to major job centers (corporate HQs). 

So assuming the two units at 1,250 a month are you accounting for replacing furniture and items in the unit over time?

I also tend to think STR owners put TOO MUCH FURNITURE in a bedroom. 

Stock it with furniture and appliances, stock it with the little things and give it some nice touches.

It's Armored BX cable, but on fuses panels, and it's 60 Amps of service to each unit, and 30 Amps (might be 60, but there was a 30 Amp fuse present) for the common (hallway and outdoors lights, as well as furnace, washer, and gas dryer).
