One red flag is if the property is being marketed heavily by unregistered regular broker , that’s what happened in my Ponzi scheme fraud.as the result of investigation those marketer now has to return all their commission to SEC. but at the end this turn out to be good because asset value is increasing compare if I invest to office building and lost all my money.
