I would not go nuts on counter tops.

They usually come with a big monthly nut, they are hard to lease because often the board has to approve every move you make.

Most who get into real estate investing (or operating) chase low hanging fruit from the tree, they don't really care to know why the tree is there, how it grew, how it produces the fruit, what direction the limbs will grow or to understand that everything comes from the roots. 

Even if I go nuts on the kichen and second bath I won't have a total of $40K in it (I had hoped for $35K max), so I know I'm going to make out fine on it.

But if I would have went out and gone nuts and bought 10 of these at once, it would have bankrupted me.  

Jon, I've seen your video blog site and think you're a huge nutcase,proof by doing a video in the rain and your avatar(I don't think they should give nut jobs guns LOL!)

I emailed him but he didn't reply when I asked him what the 27 areas are and it's driving me nuts!

I am also a record keeping nut.
