Best practical thing to do is to tell the buyer at closing that we has to write a check for the rent loss over the next 12, otherwise no closing as he has chnaged the terms of the deal n the fly..

If your doing a fix n flip and your proposed profit is 30K, but when you calculate all your numbers you are only at 20K you play with numbers.
