Hi Erik, My first recommendation to look at DSCR loans through hard money or private money lenders. 

With the right lender, your 300K can achieve much more than merely purchasing single-family residences with cash.

Although I’d like to do a large dscr loan and get 4 to 5 three and four bedroom units, I’m likely goin to start with just one quality property in order to establish proof of concept to present to future down payment partners or private money lenders.

Of course, with private lenders, you will need to give up equity or a return on the debt.
