I analyzed them individually then together as an 8 unit. ( 5 one bedroom, (1)  2 bdrm, (1) 3 bdrm, (1) 4 bdrm).  7 of the 8 units are currently rented.

I like the idea of using a FOR RENT sign outside to deter the person who is threatening the current tenants for coming onto the property.We prefer month-to-month rental agreements over long-term leases.

I would further recommend that you both partner in an entity like a LLC with your LLC as the 50% member and the other party can participate as an individual if he/he wishes.

We own 1, closing on a 2nd, and want to get more.We started out just doing extra rooms in our house and we have learned a lot, and you ARE ABSOLUTELY asking the right questions.To dive right into it, the first thing I always recommend is to ALWAYS buy not only where it is legal, but we prefer to buy in places that already have established regulation.
