If you pay for water or sewer, any utilities, I would definitely increase the rent for another body in the house.

@Amelia McGee i would suggest to be around the job site often to learn what you like to do, what you can do to save money, and what you will hire out no matter what the cost or potential savings.Personally, I like to demo, but it’s so cheap and so much easier on my body to hire it out.

A few recommendations:-stay local-go to REIA meetings, network, talk about your goals, meet other humans-do not buy a property just to have a rental.
