An option is that you can create separate entities for the JV agreement (provides asset protection for both of you individually)...then you can hold the property in a land trust with you two both being the hidden beneficiaries (provides anonymity - folks don't know who to sue).

Try to understand WHY they are giving that advise and not just WHAT they are advising to do ... for good advice, understanding the WHY will help you execute it ... and understanding WHY will also help you spot bad advise if there is hidden motive or you fundamentally disagree with the WHY.
