Hi Guys,Need your advice.I am planning to  purchase a house and rent each room individually in Round rock.

I'm currently looking in the Eagle Rock, Glassell Park, Echo Park, Pasadena, Arcadia,   But I like the Orange and Santa Ana market as well. 

Once we exhausted the normal and typical traditional lending, we were between a rock and a hard place.

The first is make sure your rehab numbers are ROCK SOLID and you included the cost of your HML for the ENTIRE TERM OF THE LOAN, plus any fees.

I'd say I am starting from rock bottom as I do not have any real experience in real estate investing.

Tenant also moved a dog into property about a year in (200 nonrefundable in lease for pets) and also enclosed an open loft into a bedroom, sheet rocking open space and placing a door on an open entry way.

There are versions of fire retardant treated wet-packed cellulose and/or rock wool that can be blown into the joist bays ... check for acceptability / availability in your area.If your basement ceiling is not properly fire rated, it should probably be redone and that would be your opportunity to sound proof the assembly as well.
