Essentially, they drafted a resolution to the LLC, which stated that: 1) on behalf of the LLC, the members are authorized to execute and deliver resolutions, 2) certify that the following changes were duly adopted and are in force, 3) remove member from LLC in accordance with your operating agreement, 4) revert ownership interest back to the remaining member (you), 5) resolve that the removed member will no longer have any ownership interest in the LLC, and 6) then add the new member (your wife) in accordance with your operating agreement, transferring whatever ownership interests you desire from the percentage that you possess.

I would think they in theory would encourage this but know that the wealthy generally own the RE in SF and would likely lobby against the "forcing" of landlords to comply to policies increasing density in their properties.2) For what @Bruce Woodruff mentions above.

Buy an undervalued propert, rehab it, force some appreciation and then refinance for 75 to 80 % LTV after more or less a 6 month seasoning period.

I now have a wonderful home to live in with plenty of created equity via forced appreciation, and minimal paid-in equity.

Appreciation is great right now if you already own property though,  but As a new investor,  I'm forced to look out of state. 

I understand the enforceability of the contract if the buyers really want to pursue but how often does a judge actually force a sale on someone’s primary residence?  

They do, however, force non-institutional investors like myself to get a little more creative when it comes to capital.

The closing docs where insane and took our attorney (alot of hourly rate on our tab) to edit and fix their closing docs and requirements.Not answering you directly but we where almost forced through this torture as first time park buyers.  

You cannot be forced to close without them.
