Investors who survived the 08 crash. What is the best piece of advice you would give on getting through the next turn and what was the biggest mistake you saw an investor make that didn't get through it?

I don't believe he is one to seek out these opportunities I just think he knows the ball is in his court.  

Typically as a PM you will oversee employees, handle budgets, help set leasing targets, etc. and this is all relevant info as you start underwriting your own deals, seeking financing and talking with investors to raise capital.

And again, CC is an option that Tenants fortunate enough have available during an emergency or you can certainly try to seek financial assistance from the govt. or you can seek a personal loan or you can ask family and friends for assistance or you can downsize all together. 

You want to seek to a planner, zoning administrator and building official for code issues. 

I'm currently seeking a owner finance deal.

End the accounting with the admonition of where they need to send the money they owe you.This will keep them from seeking out an attorney to litigate the matter. 

It's a bad idea to lease option to seek out lease options from preforeclosure sellers.
