Inspection turned out good. needs fresh paint on the inside, new carpet in the basement, and just a return air in one bedroom for the furnace. should be closing on it end of month. 

Just buy a freshly remodeled house, sit on it for six months and turn it.

I'm currently looking into a cosmetic flip there, but just have some general questions about the high desert area.Looks like the property will need a fresh coat of paint exterior and interior, fencing on a 10,000sqft property, and siding/trim replacement, and concrete patio.Any advice or input is much appreciated!

I guess if you can sweat pipe or put sheet metal together (perhaps in a baking attic) while making phone calls, texts, forwarding documents and/or emails, etc. then you are good...Now, not every transaction is that way... 

There is a "pain in the azz" fee for taking a crew away from a fresh build for a day.

As a 22 year old fresh college graduate I'd say so far so good!

Occasionally, a board filled with members who have no ideas and no hope will get an infusion of fresh new blood that knows, for example, how to use technology to improve a school system's results.

For about 9 months I rented our 3 bedroom apartment in philadelphia to 3 fresh college graduates (all 3 have a job).  

Otherwise, you may be better off nonrenewing them and starting off fresh.
