Normally I would just do the actual cost value coverage rather than replacement (because I don't care if the properties get rebuilt or not), but my favorite insurance company will only do replacement, so that's what I have.

I would be actively involved in these flips: finding the deals, analyzing the deals, writing up the offers, doing some work myself (I'm semi-handy), working with contractors, and eventually selling the properties.Naturally, I started the hunt for properties!

Before actively pursuing deals and talking to brokers you should already have in place a team of professionals (RE Attorney, REI focused CPA, Property Manager, Contractor, etc) that you can refer to as your investment team when talking to them.

In a lot of ways, C, C+, B, etc are in the eye of the beholder, so look for a place you (and potential compatible tenants/roommates) will be comfortable moving around in every day and forget what grade someone else might give it.Once you have the basic requirements decided, I'd go on a real estate sales site (Zillow is my personal favorite, but also Redfin, Realtor.com etc) and just start looking around at listings in your price range to find affordable neighborhoods to target and start driving around, then drive drive drive.

- background Condo is coming out of an Estate Sale and needs work - recent market activity, data from last month, similar units - (1) Estate Sale - As-Is - listed for $129,000 - sold for $134,000 - (2) Well maintained /Updated - listed for $149,900 sold for $154,900 - admittedly might not be looking at this correctly in that (2) might not be relevant - thank you for helping me
