Some syndicators are better promoters than they are operators, and that can spell trouble for everyone.  

For everything the government is doing to "promote more housing", it is having very little effect.

The B worker makes an okay income, wants a promotion, shows responsibility and has a steady history of employment.

I ask because it is almost like having cash ready at a very low cost and the idea of buying something in "cash" and getting a good deal can seem very enticing.

But im thinking that adding 150k to the total would likely not be enticing enough as a offer for someone to trade 25% down on. to get an extra 150k on the loan sum.

I think for many investors the liquidity can be a bad thing, because it promotes/allows the panic sale.

The downside of funds is that there is a TON of pressure for the sponsor to spend the committed capital because the sponsor always has its eye on that IRR hurdle it has to meet so it can get its promote.
