I have 9 doors across the midwest now and all of them cash flow immediately.

I've got 32 Class B doors in Class C markets and and cash flow $6K/door/year. 

Granted I run a larger operation but I negotiate pricing annually with all vendors. 

I will run through a real underwriting and see how the cap rate assumptions affect this.
