The next issue is if you are really aggressive in your marketing, you will cross market and you will most likely look a little shady with a higher price on your deal than they have on the same property.With that said, I would focus in on one deal that they have and put it under contract.

I've heard of wraps with cross-collateral implying negative equity on the subject property.The only advantage you have right now with wraps on residential property is that lenders do not want to foreclose with little or no equity.
