Dodd Frank does not cover investor buyers.  

I would rather have long term, good tenants paying under market rents than have to deal with rehabing units and screening new tenants. 

What does the $90-$120 cover?

My point here is I have no idea how to run a screening process and what all I need to do before I accept tenants.

But they do cover pretty much everything you need for evaluation and spits them out in a nice PDF that you can then hand to lenders.

So that should help cover the increased CapEx cost.

Try to get the rent covered while living there.

But I do agree, those arrangements could be written to include the possibility of EITHER party paying out the other along the way WITHOUT the others approval - so long as the sale price covers the agreed payout figure?
