I'm trying to get myself set up with some analysis tools for MF investments, and I really like the "Value Play" model that Berges has in his "Complete Guide to Buying and Selling Apartments".

If you don’t mind could you give me an example for the analysis?

Not to mention, I was oblivious to how much work the units actually needed as this was my first property and rehab project.

It was an expensive and extensive remodel project but it worked out great because of the AMAZING purchase price!

We hired individuals with construction and renovation backgrounds to inspect the work of our project managers in an attempt to catch flaws before listings hit the market.

I will be doing a lot of the work myself so any project management tools recommendations would be great too.

Appraisals are done by professionals that perform a thorough analysis including location considerations, zoning, comparable sales, and any potential restrictions on development.

Nonetheless,  my offer will be lower than what I put in the deal analysis.
