@Ben Leybovich  we all get our jollys in different ways.. for me over the years it was running companies having 10 to 30 employees who counted on me to land the deals bring in the investors the financing in whatever we were doing.then I look at it like trickle down economics.. for instance today my activities span the nation..

Couple that with the fact that the OP lives and has home court advantage in one of the more profitable REI markets in the nation, and not only is there no reason for him to go out of state, but I personally think it is a REALLY bad idea, based on my own personal experience investing both in and out of state for the last 15 years.
