We re-finished them and they are still solid and beautiful.You can be more cost effective with hardwood if you get the narrower red oak, then finish them yourself or have a sub do it.For bedrooms - I see a lot of carpet (invest in the pad).

It'd be a huge red flag to see him offering to sell you a house for 100K when he owes 200K and not positioning it as short sale etc.
