I had the opportunity to work with Private Equity investment managers.

HI Renee,Try looking into zillow/Redfin and see what your potential rents you can get near the neighborhood by filtering the bedrooms/bathrooms of the intentional property that you are planning to buy.

Many new investors get excited by high cash on cash returns in the midwest and buy rough properties in D areas and they get smoked by property managers, tenants, vacancy, capital expenses, repairs, turnover costs, etc. 

Not sure where your STR is located, but you might want to look into local STR management companies that also offer staging services.

From there, network and do your research about the area, have all of your "ducks in a row" to then action on a property if you see it come on the market and the numbers make sense.

It is extremely difficult and managing all the trades, managing the budget and the schedule to get the project completed on time as the quality level you expect.
