I too am seeking a software that can provide both a solid accounting aspects and property management tracking capabilities.On the property managing side, I found Buildium, Propertyware,  and Rentec direct.I am leaning towards purchasing 2 different software programs, because when scouting accountants, one of my questions was what software they recommend for me to do my own bookkeeping and will be easier for them when comes time for tax season and other events.

Hi everyone, I am seeking your opinion about the most efficient software brands that can be used for book keeping and other software brands that are know for property management.

My only concern is when purchasing online products or services such as my book keeping/ property management software or website creation/hosting... all those require credit cards.

I am a CPA and also own a single investment property and I use Wave Accounting software.  

What do I use (software, Craigslist, etc...).

Please offer real solutions, programs, software to buying inventory to flip in PA and NJ?  

I suggest you review recorded documents such as acquisition deed, old mortgages, liens and notices, etc.I use skip tracing software and licensed PI's to find owners and heirs when social media does not produce useful contact info first.

One of my custodians prefer to receive paper checks instead of ACH :))) I am looking for a software which is able to do this.

I'd actually be curious to hear whether or not your Bothell condo cash flows given the price to rent ratios aren't that favorable in those neighborhoods.Anyway, my business partner and I also work at one of your well known Seattle tech companies and we developed software that helps us automatically analyze all MLS listings in real time and send us a notification when we find a cash flow positive property.
