I give new agents or those desiring to get into real estate lists to call and then buy the deals they find. it works well. 

I say that to say they are getting much better with phone response times, and will even do callbacks now.If you or anyone you know need to call for whatever reason, call the office in Ogden, Utah if you have a choice (some forms list multiple locations to call).

Anyone who instead attempts to buy me Coffee so they can sit down and "Pick My Brain" is immediately placed on the "I hate this MF list."

Who / what is the list source? 

Just look at how people went crazy over grocery store items during Covid - not limited to toilet paper and bleach.

You might start with the agent that listed the home for sale as they typically know the players.

Taxes are easier as well since all expenses are itemized for you in the monthly statement.

It's used to save money for sure, but it is a good item, even plywood will delaminate & mold from an ongoing leak.

Listing Agent - If you are the listing agent, you don't get to see what the financing terms are for the buyer.
