I would hate to be in places in where large investments made can be ruined in an instant.

There is NO-TIME where a person could just pull up a MLS search, randomly buy any 1 of 30 available listings, in there pre-selected area, instantly get a perfect condition home, that rents in 10 days, has 0 work to do, with a 14-cap day 1.

I think he thinks I complain a lot b/c I called him about rain filling the track of the window soaking my bed b/c condo HOA hasn’t cleaned rain gutter in 3yrs (then he did it and it was full), central heater blows out black smoke that makes my dad & me instantly sick, so we can’t use it (he blows me off, so we use space heaters in every room) and house has no weather proofing,(single-pane windows too) so the living room is too cold to spend time in.

If it were in the living area I'd take care of it in an instant, but it's not and the quote is about 10K.

That's an instant raise, and with most programs, the match is vested instantly. 

If they control the inventory they will make money Selling services like Insurance and Payday loans to tenants they only need more people to do what they planned. and raise prices slowly.

I would argue that $400K in one multifamily property is as safe as it gets right now because of the instant equity and lack of vacancy in today's market. 

My bank has a great online app and I’ve just got the accounts named so I know which is which and if I have rent checks to deposit I open my phone and call up the account and instantly have the account number for the deposit slip.
