Rent is classified as non-interest income, specifically under the "Additional Noninterest Income" heading.

If it's a head broker they can determine what they will work for but if it's an agent or assistant broker etc. they have to do what the brokerage wants as it's the head brokers client.

But I like the leveraged appreciation and low downpayments associated with FHA loans.$6k in NET income monthly with this investment would be unrealistic to achieve IMHO.

A couple things from my perspective: TX is a very low barrier to development state especially compared to CA and even the geography is wide open so the danger is that developers will just move a mile down the road and build new product to compete with yours if good employment is headed that way.

I personally have put together a rough "business plan" in my head and make sure my deals are working towards my end goals.

I think it's a little easier to make mistakes or get in over your head on flips.

I know I must be careful not to get in over my head.
