Do a pre-move out inspection a couple weeks before they are set to go and gauge the situation.I would argue that being "cold hearted" is not better for you.

I love your definition here, but would personally argue that true Freedom is simply the intersection of PASSIVE income and lifestyle. 

Challenge the expense arguing the cabinets were low quality particle board and the damage was normal wear and tear for location under the sink.

my take on it is they should do a small roll out based on need.. to just end it is the reason it keeps getting extended.. if they were more proactive and had a slower roll out the tenants rights people would have less to argue..

While I agree with Joe that arguing over 300 isn't worth the drama this tenant has clearly raised a red flag and I understand why you want to reverse course.
