My wife has this theory that lower rent actually gets you better qualified tenants, on the premise that since they're more desirable but often just as frugal as anyone else they can stand out from the field and get the unit.

@Mike Barry, what you could have done in parallel with your Short Sale Offers was concentrate on non-Short Sales for your desired "quick" outcomes while dutifully ignoring the Bank-Sellers once your Short Sale Offers were in.

I have to believe 2+2 is more desirable in general, and therefore would appreciate better.If nothing else, the client would have a more valuable place instead of a less valuable place, and they wouldn't pay the difference - the tenant would.
