While prison space may be extremely limited, doesn't a day go by that my housemate who is a poster (posts bail after bonds are secured) isn't totally swamped by the plethora of clients waiting in line to bailed outta jail 24/7 just in Signal Hill & Long Beach cities alone.I do doubt that most of those in jail are there because they violated CSLBAs for $500 to paint a house of course it's reasonable but CSLB would have you hire a LICENSED  CONTRACTOR and pay EXPONENTIALLY more.

If you like the location long term appreciation-wise, and think you may be able to raise rents and create cash flow in the near future, and aren't concerned with cash on cash return/ the opportunity cost of having money tied up in these properties as opposed to putting it to work elsewhere... maybe your main goal is just a safe place to park your money... then you might consider keeping them or even putting more money into them so that they cash flow (refinance with more down).

I am not aware of any efficient way to filter through properties other than looking at all of the properties in your desired location, and checking to see if it has a basement apartment.

Now this property doesn't have enough equity left to pull out more money through a cash out refinance to purchase another multifamily so I'm going to have to sell to access all of the equity left to purchase a 2-4 unit.Again, I'm not a fan of selling unless that is the only possible way to access enough equity for the next purchase and the next purchase should be bigger/better otherwise no point in selling for the sake of doing so to buy another similar property/location.
