Hi BP Members, I have been using the BRRRR strategy for 5 single family properties now but would like to start looking at bigger properties to help scale my business.

I'm planning on scaling up to multifamily properties in the near future.

It's about the time and how do you want to scale.

We fill that niche of need where the sellers have a property that they cant or don't want to sell at retail.I do truly consider this wholesaling as many wholesalers in other industries don't actually have a warehouse full of things either, the manufacturer does, the wholesaler facilitates the logistics of getting the product from the manufacturer to the retail store.

So far, I haven't found one that makes much sense, but I'm learning and refining.I'm not planning to tackle something to the scale of a 200+ unit class A apartment complex, while it might be less risk it also means lower margins and I'm not interested in being a passive investor and I don't want to start there (unless the stars aligned somehow). 

I have dealt exclusively in manufactured/mobile/trailer housing mostly due to what I consider to be excellent cash flow and low pricing which makes it easy for a guy like me to get into.

We want to continue purchasing many more homes together with the ultimate goal of scaling to large multifamily.

I want scale up to invest in a multifamily property in Michigan but trying to see if I can get some input from you all.

And a full scale asbestos survey shouldn't cost more than $300, and then you'll know exactly what you can and can't mess with. 

There is an economy of scale that shifts from self management to hiring a PM.
