My first suggestion is to make it to some BP or REI meetups for Tacoma to start building your network and maybe find a mentor to help you get started in the areas that interest you.Feel free to tell us what aspects of REI interest you, flips, buy and hold, whole selling, etc.

I know that a lot of people make this sound like an easy way to get into real estate investing, but it really requires the wholesaler to know and be proficient at ALL aspects of the real estate business/industry.

I want to buy some easy ones I can just get started on the cash flow aspect then dive into using the BRRRR as I find some contractors in those areas.Yeah Columbus area is rough and wouldn't touch stuff over there myself, but there are some central areas that are decent that fit the 1% rule.Exactly, I'm looking for growing areas that might offer a good deal and while not appreciation my main focus is cash flow right now as I'm getting started.

I found a unit that has a 1BR on the first floor (potential $1600/month), 2BR on the second floor (potential $2100/month), as well as another stand alone unit that has a renovated (2BD) standalone behind it that I want to live in (potential $2100/month).All three units were renovated within the last 5 years (including appliances and roof) with hard wood, electric stainless steel appliances, and the cosmetic renovations needed for an old home done.
