So for example I can take a profile of a highly motivated seller say a divorcee-- maybe I can find a stat that shows me say a divorce rate for a specific city-- If its high then I could target that area for my marketing however, I want to find the homes in the bread and butter areas of that town.

Perhaps you can take a look at what I do and see if it would work for you, may help you out in your problem of the zillion offers mess.What I do know is that your problem of being in a crowded market will likely not get better and going after a different property profile like you mentioned will not remove you from the very same problem, in fact, it could get worse.
