All of AZ will be bid down on the percentage of interest so you may find some great houses or residential structures and in bidding them down get the tax liens at a less than a 4% interest rate as the winning bidder.

In my area the county does not assign the tax deed to the auction winner until about 30 days after the sale.  They also do not let you collect rents, evict or basically look or think about the property after the sale ...

I buy the timber log it make money.. we all win .. and if it is really good I get to broker the sale of the multi   now this is a little difficult for a lot of timber land owners to grasp as they are usually not versed in real estate and tax.. and many times they simply do not believe it can be done... because their local book keeping service person has never heard of it.
