Example if I want to buy a 1 plus acre parcel on a corner for commercial and the seller wants a premium I need to know I can put a pharmacy on it for example like a Walgreens and get a forward commitment for the lease before closing.

If I put $15,000 of rehab into each unit, installing modern rental-grade cabinets, granite countertops, nice laminate flooring, stainless steel appliances, modern light fixtures, new plumbing fixtures, etc., is that worth getting $250 extra rents per unit?

It seems like you're doing it right, owner occupied for financing, rehabbing one unit at a time while renting the other two out, can't beat that.Please reach out to me if you have any questions about the market or need any help with finding good quality tenants for the renovated units.Also, I've worked with some really great contractors in the past for grading and paving.

The assets are investment grade tenants, absolute NNN, 20-40 year remaining lease terms, 2%-3% annual escalators with the opportunity for additional revenue kickers down the line.

Jonathan  Real Estate guru seminars are born out of MLM.. its the exact same techniques instead of selling soap they are selling dreams and  education.. there is huge money In the guru business and selling information that others don't have and or don't want to put in their apprenticeships to learn.And for whatever reason real estate hits  a cord with many that this is a way to financial freedom and quit your day job etc.. nothing could be further from the truth.. a successful career as a RE agent broker is a lot of work and takes years.. to be a successful investor you usually need to be successful in your day job so you earn and save money so you can buy investment grade RE... simple as that.

The custom home has the high quality carpet, soft close Amish made amazing cabinets, 18' ceilings wiht an 18' fire place, etc...the contractor house has contractor grade carpet, the cheapest kind of cabinet you can find with no molding, etc...
