I penciled in 5% in my spreadsheet which seems high at first look but when I look at a townhouse I rented in 07 and the fact that it's over 1.5x the rental today, it's overall pace is right at 5%.

We did 25 deals this year and picked up our first rental in November of 2015. 2016 - We have completed 44 deals (15 flips and 29 rentals) this year already and on pace to do at least 50.

You are already substantially beyond the majority of your peers  - The best advice I can give is to enjoy the process and don't get too discouraged if things don't immediately work out the way you want them to - keep learning and working towards your goals - At your age, even if you start at a snails pace you will still be able to retire by 30-35

And that does make you wonder if some of these new or renewed flippers are going to reach a bit on the numbers to make a deal work and lose money.But as a buy and hold guy, I'm still hitting my pace of 1 house a month and have been doing it for the past 3+ years now.
