Our inspector's recommendation would be to have a professional framer come and reframe the attic/roof in about 10 years, at the same time a new roof will be required.In regards to the basement, there was major powder post beetle and termite damage in the supporting beams of the home.

It's a nice 3BR1BA house which needs no major repairs and could use cosmetic upgrades such as paint, flooring, landscaping, appliance and cabinet upgrades possibly (which I will all be doing myself while living there).

Seller financing is a very viable option but it will not defer the tax only delay and spread it out and the recapture of all depreciation in the year of the sale can be a major sting if that property has been owned for a long time.The track that most of our clients will take at the retirement stage is to continue to defer the tax on gain with one final 1031 into a completely passive 1031 compliant investment.

Renovate the property (would cost around $40k to do the major renovations such as getting the plumbing and electrical up to code, redo the siding of portion of the house (there's some rotting wood), install new cabinets and redo the bathroom, etc.2.

The reason I have the departing roommate pay the fee even though the other residents are staying is because I will draft up a new lease that does not have the departing roommate's name or info on it, that way if the roommates who are staying stop paying and have to be evicted, the departing tenant has no liability on the lease and will not be connected with an eviction.
