Sorry to say, in my honest opinion, for 99% of people in your situation, try something you never tried before, based on a course by a guru, and need step by step instructions, you're not ready.

Why  well Dad is Japanese was a Billionaire got hammered int the Japanese melt down of mid 90s' and instructed the family and family trust that if you pay cash U can't lose your properties.. so thats what they have done all these years.. and you really can't argue with that if you have the cash and don't care about leverage.. thats the long term safe play.  

There's a great example used in MJ DeMarco's The Millionaire Fastlane, whereby a Pharoah instructs his two sons to build a pyramid.

I have taken some recently on finance and contracts, the instructions are easy to follow.

Put in the address of the title company and bank they have for their wire instructions.
