We are now disabled and maintaining the land (in city limits) is becoming too much, AND property tax values are TOO high, due to a few lots that keep selling and owners later finding out new fema guidelines have made lots unbuildable.

Neighborhood quality can vary street to street in some areas and there can also be stark differences in tax rates and city ordinances in some suburbs.   

The orange beach came to play bc of low taxes and basically same beach quality.

Sounds high to me unless you are able to really make this unique.I realize I made of lot of back of the napkin assumptions above, but it sounds like a no go to me.Yep, you are on point with this.  

As an appraiser, I will take all the info on the house and use it to estimate the quality and condition, in order to compare it to comparables (recent sales) with relatively similar quality and condition.

Poor renovation quality but mainly the company is just shady. 

An exercise for you is to change this phrase "...knowing that my real concern is their inability to pay the rent due to maternity leave" and substitute "maternity leave" with "being X" where X is another protected class based on race, gender, ethnicity, etc.

But my state is a pretty quick evict state, our rents are somewhat below market, and we have extremely high demand.
