How you found the deal,how you closed it, maybe how much you made, etc? 

Since I was in Texas and planned on staying there after I graduated and I found out that I was qualified to take a test and become a real estate broker license, so I took the test and got my license.I kept that license active for about 30 years but I never did use that full time.

Found this multifamily property and while it looks like it will need a major rehab, it will rent very quickly, and it is in a good area.

I found a FSBO and am preparing to make an offer. 

I found a seller who is behind on payments and is willing to sell "subject to" us taking over their conventional loan.

Maybe it would work out if you found one in real estate.These are all small suggestions, but the main point is to take a step back and look at the bigger picture before jumping to pay the irs $35K in taxes.
