For example if you have 2 prong outlet in a wall and you gut that wall they can require that outlet be brought up to current code AND they could require additional outlets in that wall as well.

I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.

To avoid no-shows or only one party showing up I always call 30 minutes ahead to confirm that everybody's there.Next to knock on the door and walk around the property and have some questions about where the electrical outlets are where the gas where the water etc.It's important to ask a lot of questions about the property so they think that you want to buy itHave a clipboard and look like you know what you're doingNext to the walk-through with both parties there is only one party there don't do the walk-through simple you need 2 signatures on every offer in person.On the walk-through make sure you do it really fast you can start you have it and we're down the basement work and then end up at the kitchen tableWhere you sit at the kitchen table is important.
