He's been pretty slow in signing the extension. 

Seller already issued an extension, and is not willing to offer another, so I'm in really hot water with this!

This is a little lengthy so forgive me.I had a buyer that I signed multiple extensions for.

If you let your due diligence date slip by without an extension, you might be on the hook no matter what.I'd try to get at least two estimates and show them to the seller. 

I have done extensive research in Miami and so far it has not worked out due to the limited number of properties allowing daily rentals along with the current high prices/sellers market.
