However, most likely whatever interest rate you are paying now is way lower than what you can get now, so just make sure if you do refinance that the equity you pull out - closing cost on refinance can actually generate more return for you than the additional interest you have to pay over your existing mortgage.

They are so afraid of vacancy or feel "bad" for raising rents, so rents get way under market, costs go up but there is no cash flow to fix and maintain....and 10 years later, congrats, you are a slumlord and sell, all because you wanted to allow a renter to live in a world that doesn't exist (one with below-market rents.)

I am also leveraging them for repairs/issues with existing tenants that cannot wait until the rehab....and they generally take care of the property and watch over a lot of things.
