I am a multi family investor and considering branching out into STRs, but absolutely green.

Their numbers are off, they eat too much if the deal, and don’t have many deals to begin with.

I've read to the guide to BRRRR from David Greene and I'm anxious to start assembling a team.

Not rocket science, but a whole house can easily eat up most of a day.I see these as a way to spruce up a perfectly fine just ugly outlet (usually dirty or almond colored), not any way to cover over a "bad" or dangerous outlet.With that said, not sure I would want to put my name on them as any final product.

We were considering pulling some equity out of our current house and buying another house with it, but the issue there is that then the mortgage note on the current house would eat up more than 100% of the cash flow estimate...

If you're aiming for a live-in-flip you'll eat those costs one way or the other.  

There are some fantastic places to eat downtown.

I'd also recommend reading David Greene's book on BRRRR investing as it goes over in much more detail the different lending options and considerations for BRRRR.

I haven't done this myself, but from what I've read in David Greene's BRRRR book the best thing to do is to get a line by line bid using a template that you provide them with.
