To be extra safe you might plan to set aside an extra $5k or so to put a french drain system and sump pump in the basement.Title Company Holding 9% Issue: You can get around this by having an LLC or Corp and registering it with the state.

With our offer, we included a contractor bid detailing the work needed to bring the place up to code and habitable conditions (I referenced this in a previous post, in all reality this is a pretty "nice" city property) which helped us knock down the "asking price" significantlyMy Realtor and I went to the property last week with the contractor we are working with (Zecheriah Evans who has been very helpful) to go over with a fine tooth comb the Scope of Work only to find out whoever "winterized" the property, or who was at the very least supposed to drain the water forgot to do so.

On a flat roof you need your roof drain with an overflow drain or scupper in case your main drain becomes clogged.

The one picture showing the hallway inside the house is where I think the main beam crosses from point to point.My goals are to be able to move in, fix the water issues promptly with a deeper sump pump and french drain system, and then have the main beam and joints repaired.

. - only 1 Electric service panel with 100 amp svce - some unapproved attic splicing done it appears- roof 15 years old- water supply and drain waste piping uses old galvanized water piping that is subject to leakage (drain pipe is actually leaking to crawl space!)
