Disclosure, I'm fairly new to REI, but have done a lot of research, deal analysis and learning, so I'm just throwing in my 2 cents.

Full Disclosure - I live in North Naples 3 Miles from the beach so my opinion might be a tad biased.

The first thing plaintiff attorneys look for when their clients investments turn out to be losses is to see if the documents, ads, presentations, etc. presented to their clients met the disclosure requirements of the appropriate rule of the SEC or state securities agency

You also have disclosures and would need to disclose it and if your MLO company is separate from realtor company then you need to provide affiliated business disclosure.

Commercial deals tend to be a bit more buyer beware and have fewer disclosures.

I just closed one on Friday for one of my guys.. and I had to sign a disclosure document prepped by title company that stated that I was aware that there was a middleman ( wholesaler ) in the middle of the transaction and that I was buying from him not the Actual owner...

Unless you are full disclosure on your current situation you are no better that the person refusing to move.

If disclosure of any Confidential Information is required by Applicable Law, then Investor shall, to the extent permitted by Applicable Law, notify Legacy POL as promptly as practicable of such requirement and use commercially reasonable efforts to cooperate with Legacy POL in seeking a protective order (or similar protection) to prevent or limit such disclosure.

If I have asbestos insulation in the attic does there need to be a special disclosure that happens somewhere along the line?
