As others have said, check local laws and perhaps even reach out to a local landlord-tenant lawyer.Some jurisdictions allow for the house to be delivered vacant with enough notice to existing tenants, or opens up the lease window.

Probably a good idea just to get them to move along and start fresh with new. 

My PM has portable AC units that I rent from them and they deliver to the property until the repair was completed.
