Analyzing a property consists of no less than a conglomeration of 30 to 50 numbers that need to be entered onto some sort of paper form, spreadsheet, or database that can do the calculations and every calculation can make a significant difference in regards to whether or not a prospective property will be profitable.

You get a small deduction for your mortgage interest, but that probably doesn't make anyone buy a house vs not buying one.Current administration in Washington has discussed eliminating the mortgage interest deduction, so don't plan on having that in the future.

We also file a Sch C to expense “business” level expenses such as administrative costs, landscaping costs, utilities that can’t directly tied to a particular dwelling…etc.

I also work for the largest real estate group in the city as their database manager. 1 house hack (duplex) 1 SFR, and working on two BRRRR at the moment for a total of 4 properties. 

Would you use a Tenet database that follows the tenet like a credit score?

The hospital was really interested in forming a relationship with me to house incoming doctors and administrators with families, because it is almost impossible to rent or buy a home in that area, but the neighborhood the house I almost bought (and decided not to) was not anywhere near nice enough for a doctor. 

I would absolutely speak to a 1031 administrator right away to see if they have any solutions to help with this.
