Apparently city inspectors can not use a screw driver, basement door was screwed shut for protection. and my representative was not prepared ( she was from the cleaning company I hired to start the clean out ) but she did not have tools either. .

Seller is moving out of state for studies/ job; the owner tried listing this with realtors with 2 different companies and they both asked the seller to be prepared to bring in substantial amount of money to closing and the owner is not willing and also probably does not have that kind of money.Where do you expect to make your fee, a one time assignment to sub-let the property or are you expecting a monthly over ride from payments?

By the way, in the event you make offers on REo or short sale properties, you will not be able to "assign" them due to the no assignment clause placed in teh seller addendums so you will need to use any one of a number of creative means to circumvent that stipulation.Some are: Vest offer in the name of a newly formed entity and sell your entity to your buyerVest offer in the name of a trust and sell the beneficial interest in the trust over to your buyerUse a transactional funder to fund your entire deal, then with a second escrow (double closing) sell to your new buyerJV with your wholesale buyer and vest the contracts in both your names.
