I tried a hard money lender, they wanted me to have $12k in cash to start, I tried refinancing my house, my personal credit score is stopping me at this point.  

I was doing a lot of stove-top cooking while using the oven one day, and the range fan, all by its self, turned on and vented the heat!

The cash route is the better option for me at this point in time.

That sounds the most realistic for me at the moment.

If I find out that a neighbor will sell his house to me at 50 cents on the dollar then why does it matter who is president? 

Out of state investing seems to be the best option for me at the moment and I am open to pretty much anywhere.I am having some trouble trying to figure out what the steps are to purchasing my first property.

You may be in an entirely different place than me, but i know in my situation it would put me at high risk

My parents have made it clear they love having me at home and told me they don’t mind me staying for a few more years as long as I don’t become a deadbeat and have a job trying to better myself, which I am very thankful for.
