I read the same thing in David Greene's Long Distance Real Estate Investing book and how he focuses on that time as well.

Treat local deals like long-distance and employ/trust your team more, maybe? 

Due to the fact most towns were born out of a local mill or local mine there can be a huge swing in desirability and price in a very short distance.

I wanted to distance myself from those guys as fast as possible.

I teach people how to manage STRs from a distance all the time I’m happy to hop on a call and teach you everything I know.

But it's in deep inside a large residential area making it a significant distance to shopping, schools, major traffic ways. etc.Insight from a new person like you would be appreciated. 

We also get a lot of Seattle and Tacoma commuters living down here for less expensive housing prices/rent.2.

Hi Chris, we manage properties in Albany for clients living all over the country, and we find the biggest challenge for many owners is just the psychological challenge of turning the reigns over to a property manager, since many feel obligated to stay involved in day to day operations even at a distance, which generally doesn't pair well with professional PM.
